The Fire Rating Is Only the Start

Why specification, exposure and maintenance matter for reactive fire-protection coatings on structural steel

R120 tells you a fire-resistance period. It does not tell you the whole evidence position. The applicable evidence also depends on the member, system build-up, environmental exposure, application and lifecycle conditions.

A rating is a result inside an assessment, not a portable property.

A reactive coating is not a generic paint system. It is an assessed fire-protection system, and its performance depends on the steel member, the coating build-up, the environmental exposure, the application and the lifecycle conditions remaining within the evidence. A headline fire rating such as "up to 120 minutes" is one result within an assessment table, not a property that travels with the product to every steel member in every condition.

A documented observation, with its cause not established.

In June 2026, flaking, blistering and delamination of intumescent coating were reported to CROSS-UK on steelwork in multi-storey car parks exposed to the weather. The report does not establish a cause, and its Expert Panel did not attribute the observations to a product defect.

It pointed to three things to check: whether the system was selected for its environment, how it was applied, and how it was inspected and maintained.

Reading the evidence at application level
